Perhaps you have applied open house as a main and advanced tool and maybe you even succeeded, but in most cases often open houses visit either snooping neighbours or people who have nothing to do on Sunday mornings.
You must have even gone through lots of troubles to make refreshments for carrying an open house event. And after that you get to know that all this in vain. You spent so much time and money and everything is fruitless.
It is recommended to try to make those renovations and refreshments in order to entertain targeted auditory instead of curious neighbours.
When you decide to close a house for sale, ask your client to invite 10 or 20 friends to a closing party. If there are buyers, which are interested in their new house, it is going to be a welcoming party.
It would be better if you adjust refreshments and renovations to their preferences and lifestyle in order they can really feel like “their” party. You can provide beer and pizza, wine and cheese or even cookies and punch.
And now when your prospects love you, they are ready to introduce you and recommend to their friends they have invited. And when they personally meet you and see how friendly and helpful you are, they must be thinking of you in case they need a Realtor – especially if you will always remind them of you.
If you visit people and give them your business card, ask them for their email address and permission to provide them with information on the local real estate market. Make sure that you have a notepad with you, because not everybody takes business cards to parties.
It is also a good idea to do it without being noticed, you should make a little note to yourself that will help you to write down names and remember faces later. You should learn to meet and remember several people at once, you should also learn to make assumptions whether they are sellers or buyers.
After the party send them a note saying “Glad I met you” and offer to provide them with any information they may need about the situation on the real estate market. If they gave you a business card and their mail address, it is better to spend time and handwrite this note and send by post. If not, well email is better than nothing.
It is suggested to remind them about you, sending interesting and fresh information, news about the situation on the local market or whatever.
Actually, I recommend sending various drip campaigns for these contracts than you do for sellers and buyers who have demanded your report. They will not be grateful for notes saying “The market is heating up, list now!” or whatever, but will answer politely to news about the community or about general market situation.
